Regal has lodged plans for Orchard Wharf, located in the London Borough of Tower Hamlets, England, UK, which is expected to gain approval by early 2025.  

The proposed plans aim to transform the 2.35ha Orchard Wharf site. 

The site is expected to include a 7,524m² safeguarded wharf and logistics centre, 208 affordable homes, and 1,365 purpose-built student accommodation (PBSA) beds.  

Additionally, the plans outline the creation of a ground-floor café and community hub, as well as 7,400m² of new open space, comprising play areas and landscaped gardens for residents. 

Regal has reached an agreement on outline lease terms with Thames Clippers Logistics for the site’s redevelopment.  

The proposed warehouse and reactivated wharf will be managed by Thames Clippers Logistics, aligning with its strategy to establish a high-speed light river freight logistics service.

Regal planning director Steve Harrington said: “Orchard Wharf has been a real labour of love, and we are delighted to present our wider vision to deliver a new riverside neighbourhood with significant student and affordable housing, relieving the pressures on the housing stock in Tower Hamlets – all alongside a reactivated working wharf.  

“Regal, with Thames Clipper Logistics, will play a key part in further bringing the River Thames into use to support a more sustainable London for the future.” 

Orchard Wharf is set to become a part of Thames Clippers’ future plans to offer a point-to-point service from logistics hubs along the Thames Gateway to local areas, including Canary Wharf and Central London.  

Thames Clipper COO Geoff Symonds said: “This project will do much in revitalising the Thames as a clean and efficient transport route into the Capital to meet the demands of a growing city and remove more vehicles from its congested roads.” 

In March this year, Regal London completed the purchase of a development plot alongside Essential Living at 100 Avenue Road in Camden.
